Naples is having its strongest summer in four or five years. July closings rose 14.5 percent to 733 homes, running about 5 percent above the historical summer norm, while supply tightened to 5.8 months from 8.7 a year ago. Price reductions fell to 970 from 1,296 last July, which means more sellers are pricing correctly on day one. Single family led with a $745,000 median, up 12.9 percent, while the condo median eased to $400,000 with sales jumping 18.5 percent, an opening for buyers that did not exist a year ago. Luxury stayed wide awake in the heat, with 10 sales above $10,000,000 in July alone.
