Naples Real Estate Market Update: May 2026

New listings could not keep pace with demand in May, and overall inventory fell 22 percent as a result. The market added 991 new listings while 1,066 homes went under contract. Closed sales rose 13.9 percent to 900 from 790 in May 2025.

Prices rose across the board

The overall median closed price rose 1.7 percent to $599,900 from $590,000. Single family rose 7.6 percent to $750,000 from $697,000. Condominiums rose 0.1 percent to $450,000 from $449,500. For the first time in a long stretch, no segment was falling.

The number that tells the real story

May recorded 1,243 price decreases against 56 price increases. Read that next to a rising median and you get the whole picture: sellers are not listing at aspirational prices anymore. They are pricing to today's buyer, and the homes that do sell, sell at good numbers. Discipline at listing is what produced the price gains.

Not every neighborhood is the same market

Inventory in communities like the Vineyards and Grey Oaks is very thin, and prices in pockets like those may start rising again. Near Vanderbilt there is an oversupply. Naples averages hide enormous variation between communities, which is why a countywide median is a starting point and never an answer for your specific home.

What it means if you are selling this summer

Closed sales up over 15 percent year over year, pending sales up about 12 percent, and inventory down 18 percent describes a competitive market. If you have significant equity, the job is pricing strategy, not hoping. The gap between a correct launch price and an aspirational one is where your profit lives.
