Naples Real Estate Market Update: March 2026

March 2026 outperformed every March since 2016, with the exception of the 2021 and 2022 boom years. Pending sales rose 15 percent to 1,394 from 1,212. Closed sales rose 26.7 percent to 1,054 from 832. The price corrections that started in the summer of 2025 had done their job.

The correction created the recovery

The median closed price in Naples rose 79 percent between 2019 and 2025. List prices have come down roughly 8 to 10 percent from the peak, and inventory returned to a healthy level. That is a market self correcting rather than breaking. Pending sales in the first quarter of 2026 ran 48 percent above the first quarter of 2019.

Single family turned positive

The single family median closed price rose 2.4 percent to $771,950 from $754,000. The condominium median fell 11.5 percent to $430,000 from $486,000, which pulled the overall median down 11.5 percent to $575,000. Two segments, opposite directions, one market.

Entry level buyers came back

A year of condominium price adjustments reopened the door for buyers who thought they had been priced out during the pandemic. March condominium sales reflected exactly that. Meanwhile single family homes between $500,000 and $1,500,000 carried the highest inventory of any price category and property type, so choice was widest right in the heart of the market.
