A New Home, and the Summer Naples Refused to Slow Down

Two pieces of news this month, one about this newsletter and one about the market.

First, the newsletter has a new home. Second, the market. Naples just put together its strongest summer in four or five years, and most people have no idea because summer is when nobody watches. The short version:

• June was the strongest June in five years, with closed sales up 16.5 percent and the first half of 2026 running 17.9 percent ahead of last year
• July closings rose 14.5 percent, running about 5 percent above the historical summer norm
• Supply tightened to 5.8 months, down from 8.7 a year ago, while Orlando and Lakeland drown in inventory
• Luxury never left: 10 sales above $10,000,000 in July alone, three above $20,000,000
• Condos turned the corner, with sales jumping while prices eased, an opening buyers have not had in two years

What this means if you own here: the fall setup favors prepared sellers. Tight supply, fewer competing price cuts, and buyers who are active but deliberate.
