September Home Sales Surge as the Correction Finds Its Floor

September is the quietest month on the Naples calendar, which makes it a useful month to read. There is no season to inflate the numbers and no snowbirds to explain away a good week. In September 2025, sales rose anyway. Here is how I read the September figures from the Naples Area Board of REALTORS.

What the September numbers really say

Closed sales rose 10.7 percent to 602 homes from 544 a year earlier, and pending sales rose 21.1 percent to 753 from 622. The overall median closed price was $550,000, down 6.3 percent year over year. Buyers were transacting at lower prices, in volume, in the slowest month of the year. That was the first honest sign the correction was finding its floor.

Single family held while condominiums adjusted

The single family median closed price was $715,000, down only 1.4 percent. The condominium median was $410,000, down 8.9 percent. Single family barely moved. Condominiums took the hit, and they took it in one place rather than spread across the market. If you owned a condo in 2025, September was the bottom of the conversation you were having.

Inventory grew, but not evenly

Total inventory rose 3 percent to 4,804 listings from 4,666. Single family inventory was 2,345, down 0.5 percent, while condominium inventory was 2,459, up 6.5 percent. New listings fell 11.5 percent to 972 from 1,098. All of the inventory growth was on the condominium side. That single fact explains most of the price gap between the two segments that year.

The top of the market did something different

Over the trailing twelve months, the median closed price above $5,000,000 rose 7.5 percent, from $7,000,000 to $7,525,000. While the broad market was correcting, ultra luxury Naples was appreciating. Those two markets share a zip code and almost nothing else.
