March 2026 was the best March Naples has recorded since 2016, with the exception of the 2021 and 2022 boom years. Closed sales rose 26.7 percent to 1,054 from 832 a year earlier. Here is how I read the March figures from the Naples Area Board of REALTORS.
Pending sales rose 15 percent to 1,394 from 1,212. Closed sales rose 26.7 percent. Both outperformed every March in a decade outside the pandemic surge. This was not a seasonal bounce. It was a market that had finished repricing and gone back to work.
Single family closed sales were up 21.3 percent with a median of $771,950, up 2.4 percent over March 2025. That is the first clear year over year price gain in the single family median after a long stretch of declines. Condominiums were up 32 percent in volume with a median of $430,000, down 11.5 percent. Two very different stories in one market.
Single family inventory was down 19.1 percent and condominium inventory down 16.2 percent, for total listing inventory of 6,367 properties, down 17.5 percent from March 2025. Homes took an average of 95 days to sell, up 10.5 percent, which tells you buyers were still selective even as they bought more.
Improved resale activity opened the door for new construction again, with many builders offering incentives including buydowns on mortgage rates. If you were weighing resale against new construction in the spring of 2026, both sides were competing for you.
