January is when Naples finds out what kind of season it is going to have. In January 2026 the answer arrived early: pending sales rose 40.3 percent over January 2025. Here is how I read the January figures from the Naples Area Board of REALTORS.
Closed sales were essentially flat, up 0.5 percent. Ignore that number. Closings in January reflect contracts written in November and December. Pending sales, up 40.3 percent, are the live signal, and they were telling you the season had started with real force.
Single family closed sales rose 5.9 percent with a median of $812,000, down only 1.6 percent year over year. Condominiums rose 8.2 percent with a median of $450,000, down 3.4 percent. Prices barely moved. That is what stability looks like after a year of adjustment.
New listings fell 17.4 percent and total active listings fell 10.6 percent. Single family stood at 2,924 and condominiums at 3,404. Buyers who had grown used to choosing from a wide field started noticing the field shrinking underneath them.
Condominiums above $5,000,000 sold faster in January than any other property type at any other price point. That is not a typo, and it is not what most people expect from a Naples condo market that spent two years in the penalty box.
