The Naples real estate market continued to show strength throughout April 2026, even as season begins to wind down across Southwest Florida. Demand remained steady, inventory tightened significantly, and pending sales surged, reinforcing that buyers are still highly motivated to secure property in Naples. According to the report from the Naples Area Board of REALTORS (NABOR), overall pending sales jumped 38.2 percent year over year, while closed sales increased 18.1 percent.

The most notable trend in April was the continued decline in available inventory. Overall inventory dropped 21 percent compared to April 2025, falling from 7,492 properties to 5,919 homes on the market. At the same time, new listings declined nearly 15 percent, creating a market environment where demand is once again beginning to outpace supply.

Median closed prices across all property types increased 7.7 percent year over year to $630,000, reflecting the continued desirability of Naples real estate and the long term strength of the market.

Single family homes continue to lead

The single family market remained especially strong in April. Closed sales for single family homes increased 15.5 percent, while pending sales rose 28.4 percent year over year. Median closed prices for single family homes climbed sharply to $850,000, a 14.1 percent increase over April 2025.

Inventory for single family homes also tightened considerably, declining 21.8 percent compared to last year. As inventory contracts and buyer demand remains elevated, well positioned and properly priced homes continue to move. Sellers who present their properties correctly are still seeing strong activity and solid pricing power.

At the same time, days on market increased modestly to 94 days for single family homes. This suggests buyers are becoming more selective, but quality homes in desirable locations are still commanding attention quickly.

Condo market showing signs of stabilization

After facing pressure over the past year from reserve study requirements, rising association fees, and special assessments, the Naples condominium market is beginning to stabilize.

Condominium pending sales increased an impressive 51.4 percent year over year in April, while condo closed sales rose 20.5 percent. There were actually more condominium sales than single family sales during the month, with 575 condo closings compared to 493 single family closings.

Despite the increase in activity, condominium median closed prices declined 8 percent year over year to approximately $450,900. This creates opportunity for buyers who may have been priced out of Naples in previous years.

Affordability remains strongest in the condo segment, particularly below the $300,000 price point. NABOR reported 1,083 condominium sales under $300,000 over the past 12 months compared to only 192 single family home sales in that price range.

What this means for buyers and sellers

The Naples market is becoming more balanced, but it is far from weak. Inventory levels are improving compared to the ultra competitive pandemic years, yet supply is still declining overall. Buyers now have more negotiating room than they did in 2021 or 2022, but sellers with updated, properly marketed homes continue to perform well.

For buyers, this market offers more opportunities and slightly longer decision windows compared to prior years. For sellers, pricing strategy and presentation are becoming increasingly important as buyers grow more selective.

One of the biggest indicators of market health is pending sales, and with pending contracts up 38.2 percent overall, the Naples market is clearly maintaining strong momentum heading into summer.

Looking ahead

Broker analysts quoted in the NABOR report expect a strong summer market ahead, particularly before upcoming lending changes affecting condominium financing later this year. Buyers who have been waiting on the sidelines may choose to act sooner rather than later as financing requirements tighten and inventory remains constrained.
