The May numbers are easy to misread if you only catch the headlines. Sales were up, prices held, and the supply of homes for sale kept shrinking. That is not a market losing steam. It is a market that has settled into a healthier rhythm, and it rewards the people who read it correctly. Here is how I read the May 2026 report from the Naples Area Board of REALTORS, and what it should mean for your next move.

What the May numbers really say

Closed sales rose almost 14 percent over a year ago, to 900 homes, while pending sales climbed about 12 percent. Buyers are active. At the same time the number of homes for sale fell 22 percent, to 5,299, and we are down to 7.1 months of supply in a market that finds true balance closer to twelve. Less to choose from, more changing hands. Through all of it the median sale price held its ground and edged up to $599,900. None of that describes a cooling market. It describes steady demand meeting a tighter shelf.

Single family and condos are two different stories

The county average hides a split worth knowing. Single family homes carried the gains, with a median of $750,000, up more than 7 percent over last year, and inventory down nearly a quarter. Condominiums held close to flat near $450,000, with supply also down. If you own a single family home, your equity position is the stronger of the two right now. If you are shopping condos, expect firmer pricing than a year ago but a little more room to work.

If you are selling, price is still the whole game

Here is the line from the report that tells the real story. In May there were 1,243 price reductions against just 56 increases. The homes that linger are the ones launched on last year’s number. The homes that sell are the ones priced to today’s buyer and presented like they mean it. With inventory down 22 percent, a sharp listing is not fighting through a crowd, as long as the price is right on day one. In this market your launch price is not a detail. It is the decision.

If you are buying, time matters more than rate

Supply is your headline. With months of inventory falling, the best homes still move, and waiting tends to cost more rather than less. Rates are sitting near 6.5 percent, below the long run average since the 1970s of about 7.8 percent. Holding out for a perfect rate usually means competing later against the same shrinking inventory at a higher price. The cleaner play is to buy the right home at a fair price now, then refinance down the road if rates ease.

The market the headlines miss

Strip away the noise and Naples is normalizing, not falling. Prices are steady, sales are up, and supply is the number to watch into the summer. This is a market that rewards preparation on both sides of the table, the seller who prices with discipline and the buyer who moves with confidence when the right home appears.
