November 2025 was the month price adjustments started working. Sellers who had spent the year holding out finally met the market, and buyers answered. Here is how I read the November figures from the Naples Area Board of REALTORS.
Closed sales rose 9.8 percent over November 2024 and pending sales climbed 16.9 percent. The overall median closed price came in at $546,950, down 4.9 percent from $576,000 a year earlier. Those two facts belong together: prices eased, and volume moved. That is a healthy market correcting itself, not a market breaking.
Single family closed sales were up 5.7 percent with a median of $680,000, down 8.1 percent year over year. Condominiums were up 14.6 percent with a median of $420,000, up 1.2 percent. Condos were the surprise. After two years of soft condo headlines, buyers came back to the segment first, because that is where the value adjustment had already happened.
New listings fell 14.2 percent while total active listings rose only 1.6 percent. Single family inventory stood at 2,649 and condominiums at 3,108. Sellers were not flooding the market. That restraint is what kept the November price adjustment from turning into something worse.
The homes that sold in November were priced to the current market on day one. The ones that sat were priced to last winter. That gap between the two, more than any headline, decided outcomes all month.
