December closed 2025 far stronger than the year started. Closed sales jumped 28.8 percent over December 2024 and pending sales rose 12.5 percent. Here is what the December figures from the Naples Area Board of REALTORS say about where the market actually stood entering 2026.

What the December numbers really say

A 28.8 percent jump in closings is not a rounding error. Single family closed sales rose 29.3 percent with a median of $750,000, down 2 percent year over year. Condominiums rose 28.4 percent with a median of $435,000, down 2.8 percent. Both segments moved hard in the same direction at the same time, which is rare, and it tells you buyers had decided the pricing reset was over.

Supply tightened on both ends

New listings fell 19 percent and total active listings fell 3.8 percent. Single family inventory closed the year at 2,626 and condominiums at 3,088. Fewer homes came to market while more of them sold. That is how a buyer market starts turning.

The luxury story of 2025

Closed sales above $5,000,000 increased 16.6 percent across the full year. While the middle of the market spent 2025 negotiating, the top of it kept transacting. Naples luxury does not follow the national headlines, and 2025 proved it again.

What it meant if you were buying

December was the last comfortable month for buyers before the season arrived. Anyone who waited for January to start looking found more competition and less inventory.
