October 2025 was the month the median stopped falling. After a year of steady declines, the overall median closed price ticked up year over year for the first time in a long while. Here is how I read the October figures from the Naples Area Board of REALTORS.
The overall median closed price rose 0.9 percent to $575,000 from $570,000 in October 2024. Small number, big signal. Closed sales were up 10.7 percent and pending sales were up 21.1 percent. Rising volume and a median that stopped sliding is the shape of a bottom, and October was where it showed up in the data.
Nearly six out of every ten October sales were cash. That is the number people outside Southwest Florida never believe. It is also why Naples does not move in lockstep with mortgage rate headlines. When most of your buyers are not financing, a quarter point matters far less here than it does elsewhere.
Single family closed sales were up 11.8 percent with a median of $715,000, down 1.4 percent year over year. Condominium closed sales were up 9.3 percent with a median of $410,000, down 8.9 percent. Both medians sat exactly where they had in September, which is its own kind of news after months of movement.
New listings fell 11.5 percent while total active listings rose 3 percent. Single family inventory stood at 2,345 and condominiums at 2,459. Anyone arriving for the winter of 2026 walked into a genuinely well stocked market. Within four months that would no longer be true.
