Summer 2026 is running almost exactly level with summer 2025 on volume, but the mix underneath has shifted. Downing-Frye posted 211 pending sales across June and July against 214 in the same stretch last year. Three sales apart. What changed is where those sales came from.
Sales above the high end are running better than last summer while sales below $500,000 are running behind. That gap is tied to interest rates, which climbed through 2026 on inflation and the Iranian conflict. Buyers at the entry level feel every quarter point. Buyers at the top of the market often are not financing at all.
For all the noise, mortgage rates are still hovering in the sixes. A buyer will not love that they have moved up, but sellers have become more negotiable on both price and terms, which offsets a meaningful part of it. The monthly payment is one lever. The purchase price and the concessions are two more.
The Naples area delivered one of its strongest June performances in five years. Closed sales rose 16.5 percent to 881 from 756 in June 2025, and pending sales rose 14.9 percent to 855 from 744. Year to date closings reached 5,229, up 17.9 percent, with pending sales up 28.5 percent. Inventory fell 23.4 percent to 4,741 homes from 6,189.
Marco inventory fell 34 percent to 445 properties. The number of properties sold rose 11 percent, days on market averaged 120, and dollar volume rose 8 percent to $127,000,000. The median sales price for homes was $1,500,000, for condos $640,000, and for lots $548,000, an overall decrease of 7 percent.
If your home sits above $500,000 you are in the part of the market that is working. If it sits below, expect a longer search for the right buyer and be ready to be flexible on terms. Either way, inventory is down almost a quarter from a year ago, which means less competition than you had last summer.
