February was the month the 2026 season fully arrived. Pending sales rose 55.9 percent over February 2025 and 23.4 percent over January 2026. Buyers from the north and east showed up and wrote contracts. Here is how I read the February figures from the Naples Area Board of REALTORS.
Total closed sales were up 21.3 percent. Single family rose 5.1 percent with a median of $775,000, down 0.6 percent, essentially flat. Condominiums rose 39.3 percent with a median of $449,500, down 0.1 percent. Condominium volume nearly doubled the single family gain while pricing held. That is the definition of a segment finding its footing.
Total inventory fell 15.1 percent to 6,447 properties from 7,594 a year earlier. New listings fell 13.5 percent to 1,527 from 1,765. Even a historically normal flow of new listings was not enough to replace what was selling. Supply was being consumed faster than it was being created.
Through 2025, buyers set the terms. In February 2026 that quietly stopped being true across much of the market. Well priced homes started drawing multiple interested parties again, and sellers who had been conditioned to expect a fight found the fight was shorter.
February rewarded sellers who had already corrected their price. The ones still anchored to 2024 numbers watched their neighbors close.
