The Naples Area Board of REALTORS presented its 2025 year end findings on February 9, 2026. The short version: 2025 did not boom, it recalibrated. Buyers adjusted to interest rates, sellers adjusted to realistic pricing, and the market ended the year in better shape than it started it.
Pending sales in 2025 finished at 10,178 against 10,090 in 2024, essentially flat. How the market got there was anything but flat. Tariff uncertainty froze buyers early, leaving Naples down 709 pending sales by June 30 compared to the same point in 2024. Then mortgage rates settled into the low sixes by December, hurricane season passed without a storm, tariff fears eased, and the second half closed with 797 more sales than the second half of 2024.
Brokers use 2019 as the benchmark because it was the last pre pandemic year anyone considers normal. In 2019 there were 10,345 pending sales. In 2025 there were 10,178. Close, but not the same market. Rates were in the threes in 2019 and there was real inventory below $300,000. Neither is true today. What Naples has now is a different normal, not a worse one.
Closed sales increased 3.4 percent over 2024. Modest on its face, and more meaningful in context. After two years of correction, a market that grows at all is a market that has found its floor. Stabilization is strength.
Everything that has happened since supports the year end read. Pending sales surged 40.3 percent in January, 55.9 percent in February, and the first quarter finished 48 percent above the first quarter of 2019. The recalibration in 2025 is what made the 2026 recovery possible.
