Yes, you should have your own agent when buying new construction in Naples, and it costs you nothing. The builder pays the buyer’s agent commission, so having your own REALTOR® gives you a negotiator and advocate at no added expense. The catch is timing: you generally need to bring your agent, or name them, on your very first visit. Here is why it matters and what a good agent actually does for you.

The builder’s sales rep works for the builder

The friendly person in the model home is a builder’s representative. They are paid by the builder, they represent the builder’s interests, and their job is to sell you the home on the builder’s terms. They are not your advocate. Without your own agent, you are negotiating one of the largest purchases of your life with no one on your side of the table.

Your representation is free to you

In new construction, the builder has already budgeted for a buyer’s agent commission. If you do not bring one, that does not lower your price, it simply means the builder keeps it. Bringing your own agent costs you nothing and gives you professional representation. There is no financial reason to go it alone.

Register your agent on the first visit

This is the rule that trips people up. Most builders require your agent to register with you, or accompany you, on your first visit for representation to apply. If you tour a community alone and fall in love, you may forfeit the ability to bring an agent into that deal. If you want representation, name your agent before you walk in, or bring them with you.

What a good agent negotiates

People assume new construction prices and terms are fixed. Often they are not. A skilled buyer’s agent negotiates and protects you on upgrades and design center credits, lot premiums and selection, closing cost contributions, contract terms and contingencies, inspection rights including independent and pre drywall inspections, and the warranty.
